Having lived in a fair few places, I have had to complete some fast and affordable home improvements. If you're upping sticks, there's no reason why you have to spend thousands to clinch that sale either.
However, there is no need for this to really be the case. The most effective home improvements tend to be those that are the most affordable. Better still; the majority of them can be achieved for yourself, or with very little outside help from professionals.
This is certainly the case regards decluttering and cleaning. The difference to presenting your home well will certainly increase the likelihood of sale, and will allow you to get much closer to the price you are looking for.
I always spend some time sorting the kitchen and bathrooms, and make sure the bedrooms are well presented too; making sure to check for dropped toys and, god forbid (!), underwear!
The way your home is lit is important too. Every home has darker areas; it is what happens with angles after all. Spend some time wandering around your home, (with a friend is good), and seeing which areas could do with an extra lamp or spotlight upon them.
Sell them your space, make them fall in love with it, and use your lights no matter what time of the day the viewing is. It really does work!
It is often all too easy for annoying repairs to be left; dripping taps and defective wall sockets being the most commonly neglectedhome improvements. As a result, it is well worth sellers spending some money repairing and servicing the plumbing and electrics.
Whilst these areas may not be immediately apparent, buyers are becoming increasingly savvy in this regard, and could use any outstanding repairs to force down the sale price.
Whilst the majority of home improvements will be just that; improvements to the home, it is well worth giving the garden and other outside areas a little TLC too. This can boost the sale price significantly, and give a function to the space.
These are some of the best home improvements that have worked for me when selling; but there are others; such as ensuring the floors are clean and in good order, and brushing up the external areas to get them right at the start. Good luck!
